Don't walk on the carpet with shoes. If your shoes are at all dirty, the shoes will act as a grinding mechanism to grind the dirt into the carpet. The dirt that is lodged in the carpet will act as an abrasive agent, and will actually wear out your carpet faster. Even if your shoes are clean, the abrasive nature of hard soles will breakdown the carpet fibres and give them a look of being dirty, even though they are not.
Stay away from wear hard soled slippers also, they are just indoor shoes, that will wear your carpet out quicker.
Stay away from foamy carpet cleaning agents to spot clean your carpet. This will just attract dirt and only cover up the problem.
Put down area rugs over high traffic areas, in front of the couch. This can double the life of your carpet. Try not to use plastic runners as they can dangerous if they get wet.
Carpet Scotchgard, carpet teflon and similar types of products are often used to coat the carpet fibres after cleaning. There is an ongoing debate as to how effective these products are. The protection that is applied at the carpet factory is soaked into the carpet in a controlled environment. The products that are applied after cleaning don't have the same effect.
